Consideration

Consideration in a deed is the payment or value given in exchange for the land, such as the sum of 500 dollars.

Consideration is the value one party gives to make a contract binding. In deeds it is usually the stated price: for and in consideration of the sum of five hundred dollars.

A token sum such as one dollar often points to a gift or a family arrangement rather than a market sale. Natural love and affection as the consideration marks the deed as a gift, usually to a child or other relative.
